Phase 03 – Verification and handover · Building information

Information handover to operations

Asset Information Model (AIM) · Handover · FM information validation

A building is handed over once – and with it the information operations will live off for decades. It doesn’t matter whether it is just a mass of documents or also digital building models (“BIM models”), e.g. in the IFC standard. We verify whether the handed-over information will serve operations, assemble the asset information model (AIM) and implement it in the operational tool (e.g. CAFM).

The physical handover of the building and the handover of information go hand in hand – one without the other is half the job.

When to address this

  • The building is nearing completion and you are supposed to take over documentation nobody can vouch is complete.
  • You get a drive with thousands of files and no clear structure.
  • The operational tool is waiting for data and nobody knows how to get it in.

Deliverables

  • Verification of delivered information against the brief

    • Was it produced according to the brief? Completeness, structure, classification and values following from the exchange information requirements, the level of information need and the building data standard (DSS)
  • Validation of delivered information against the purposes of use related to building operation and maintenance

    • Is it usable for the given purpose? Meeting statutory provisions and the baseline documents for starting operation and subsequent maintenance.
    • In cooperation with the commissioning and building handover service
  • A trustworthy asset information model (AIM) working in the operational tool (e.g. CAFM/CMMS or GIS tools)

  • A short user guide for operations – with team training on the rules and ways of keeping the information continuously up to date

Scope can be narrowed

A common entry point is a completeness check of the handed-over documentation without transferring it into a tool, or a one-off population of the operational tool from scattered data.
