Phase 04 – Operation and maintenance · Construction and operation

Operational efficiency audits and investment plan

Technical audit, OPEX and CAPEX

The fastest way to start with an existing building: find out what condition it is really in and what lies ahead.

The audit goes through the condition of structures and technologies, operational processes and compliance with statutory obligations – and from the results we build a maintenance and investment plan: what, when, at what cost and in what order, based on condition and risk, not age. It is asset intelligence in practice – information you can trust and act on.

When to address this

  • You manage buildings whose real condition is known only through whatever is currently broken.
  • The repair plan is driven by whoever speaks up loudest, not by condition and risk.
  • You need to justify the renewal budget for the coming years to the board or the founding authority, and you have nothing to base it on.
  • Or you are buying or taking over a building and want to know what you are getting.

Deliverables

  • Condition report with photo documentation and priorities – an on-site technical audit of the condition of structures and technologies, remaining service life and risks, in a depth matching the audit’s purpose
  • Overview of statutory compliance – what is missing and with what risk, together with an audit of maintenance processes, contracts and supplier performance
  • Equipment criticality assessment – what may fail and what must not, priorities by impact on operations
  • Maintenance and investment plan by year
    • Costs prioritised by condition, criticality and risk, including postponement scenarios
    • A basis for the budget and the renewal fund
  • Recommendations for operations and contracts – what to change in maintenance processes and in supplier contracts
  • A brief for an asset survey where data is missing – the audit relies on the asset register and survey data where they exist, and where they don’t, it says what to obtain through an asset survey

Scope can be narrowed

A common entry point is an audit of a single building or a single area – typically technologies at the end of their service life or inspection compliance. We can also build the maintenance and investment plan purely from the data you already have.
